New Coastal Retirement Homes In Devon And Cornwall
by
Keith Osborne
House buyers looking for rural retirement homes in Southern England could be enjoying one long holiday if they find a property to retire to in Cornwall or Devon, where there are plenty of attractions right on the doorstep, as well as lively market towns and breathtakingly beautiful scenery.
The market town of Tavistock in Devon is an ideal location for retirement, perched on the edge of Dartmoor and just 15 miles north of Plymouth. The town offers excellent shops, an indoor market, theatre, park, cinema and swimming pool lovely tea rooms and a Farmers’ Market. Sunnybanks Homes has created a gated retirement community of new homes in Tavistock called Little Field Court, offering a secure environment with low maintenance homes and low service charges (£550 per annum). Priced from around £199,950, homes incorporate energy-efficient features, private gardens, an en-suite master bedroom, and an adaptable ‘wet room’ facility. Each home is sold on a freehold basis so buyers have no worries about paying ground rent or large exit fees if they sell. Located on the main bus route, the development is also perfect for animal-lovers because there are no restrictions on pets.
Another retirement option in Tavistock is McCarthy and Stone’s development of 51 one- and two-bedroom retirement apartments at St John’s Court, 80% of which have already been sold. Conveniently situated for the town centre and its many amenities, and with a post office less than 500 metres away, these apartments are designed to enable older retired homeowners, aged 55+, to lead an active, independent lifestyle without many of the maintenance worries often associated with homeownership. Priced from £158,450, some apartments have a balcony, and all enjoy use of the communal residents’ lounge, guest suite and laundry room.
For those who want to be closer to the city, JBS Park Homes has retirement park homes available in Chudleigh Knighton, about 15 minutes from Exeter. This is a good budget option, with two-bedroom park homes from as little as £70,000, and larger plots up to £129,000. The retirement park benefits from beautiful rural views and is surrounded by countryside for residents to enjoy.
For those considering a new-build property in Cornwall purpose-built for retirees, Retirement Villages have built the Roseland Parc development in seven acres of wooded and landscaped grounds in the historic village of Tregony, near Truro. Comprising 59 apartments and cottages for people aged 55+, the properties available range from independent living cottages to fully serviced apartments. As a price guide, a one-bedroom apartment with a balcony costs around £249,000 leasehold, with a yearly charge of £10 for ground rent. All homes benefit from communal facilities such as a sun terrace, swimming pool, hot tub, fitness room, shop, bar, library and hairdresser – although residents pay a weekly Village Charge to fund these and cover maintenance, amounting to around £64.90 per week for an individual, or £97.35 for a couple.
A less expensive option in Cornwall is available at Kernow Park Homes’ Sun Valley Park in a quiet location in St Columb Major, with lovely views to the East. One of the new park homes available is priced at £108,000 with a ground rent £104 per calendar month, and all properties at the site benefit from excellent public transport links to Truro, Wadebridge and on to Plymouth.
